The sales recorded around you
Sales lodged on the public record, matched to your address and to the homes most like yours nearby. This gives the first range, and it is a wide one.

What you tell it
Bedrooms, bathrooms, land, condition, the work you have done. The public record cannot see inside your home, so your answers are what sharpen the range.

A visit, when you want one
An agent who sells in your street walks through and gives you a figure to plan on. Only when you ask for it.
What it never uses
No agency's private records. Your range is worked out only from public records and the answers you give. No agency's client lists, enquiries or unpublished sales go into your number, and nothing you tell one agency is passed to another.
It is a price guide, not a valuation. A valuation is a certified figure from a qualified valuer, usually for a lender or a legal matter, and this is not that.
